Buying in Florida is different than buying in New York

The process can feel very different from what New York and New Jersey buyers are used to. Florida transactions generally move faster, attorney review is not standard, title companies often handle the closing, and inspection periods and contract deadlines can be much shorter.

Deadlines matter here, and we stay on top of every one of them. That is where knowing both markets counts. We understand the process our clients are accustomed to up north, so we can explain what is different in Florida, what matters, and what to expect before they ever write an offer.

The Florida costs you should understand before you buy

Florida has financial considerations that can surprise buyers relocating from the northeast. Property taxes can change following a sale. Florida’s Homestead Exemption may provide important benefits for a primary residence. Homeowners and condo insurance can vary significantly depending on the property, its location, age, roof and wind protection. There are some Homestead changes happening, so reach out to me for more guidance.

HOA and condominium fees also need to be looked at beyond the monthly number. We help buyers understand what those fees cover and what they do not, including reviewing documents, reserve funding and potential assessments that affect the true cost of ownership.

The goal is not simply to work out what home you can buy. It is to understand what that home will actually cost to own.

Why working with an agent who knows both markets matters

You are not simply buying a home in Florida. You are moving from one market, one process and often one lifestyle to another. Being licensed in Florida, New York and New Jersey gives us a different perspective when helping northeast buyers make that move. We understand what you are used to, what is different here, and many of the questions you may not know to ask yet.

Just as important, we have made this move ourselves, and we are here in Palm Beach County. We can be your eyes and ears on the ground while you are still up north, helping you evaluate not only the property but the neighborhood, the lifestyle and the costs that do not come through in an online listing.

Can I buy in Florida while I’m still in New York?

Yes. Many of our relocating clients begin their search, and sometimes complete much of the buying process, before they permanently arrive in Florida. We preview properties, run live video walkthroughs, provide neighborhood context, attend inspections, and coordinate with lenders, title companies and insurance professionals while you are still up north.

You do not have to fly down every time a house catches your eye. We help work out which properties are worth your time and which are not. When the right home comes along, we guide you through the Florida contract, inspections, financing, final walkthrough and closing, including a remote closing where appropriate.

Where in Palm Beach County is right for you?

For many people relocating from New York or New Jersey, the first question is not which house to buy. It is where in South Florida they will feel most at home.

Jupiter, Palm Beach Gardens, Juno Beach, Tequesta and the surrounding communities each offer a different lifestyle. Beach access, boating, golf, walkability, gated communities, condominium living, single-family homes, proximity to airports or work: any of these can change which area makes the most sense.

We start with the lifestyle you want, have a proper conversation about what matters to you, and then narrow the geography. Rather than simply sending you a long list of homes.
